The hazard

Legionella pneumophila
when does it become a problem?

Legionella pneumophila is a bacterium that grows in hot and cold water systems at 25–45°C. Inhaled as an aerosol (from a shower, air conditioning or cooling towers) it can cause Legionnaires' disease — a severe pneumonia with a fatality rate of up to 15%.

Mandatory testing: hotels, hospitals, care homes, swimming pools and spa facilities — in line with the Ministry of Health regulation and sanitary inspectorate guidance.

  • A system not flushed for over 7 days
  • Hot water temperature below 55°C
  • Water stagnating in dead legs
  • Limescale in cylinders and pipework — the perfect environment
  • Properties with shared draw-off points
  • Cooling towers, air conditioning units, humidifiers

How do we eliminate Legionella?

Dezynfekcja termiczna Legionella — podgrzewanie instalacji wody ciepłej do temperatury ≥75°C (ilustracja wygenerowana z pomocą AI) Method 1

Thermal disinfection

Heating the entire hot water system to ≥75°C for at least 30 minutes. The most effective method — with immediate results.

  • Temperature ≥75°C at every point
  • Exposure time min. 30 minutes
  • Temperature checked on every riser
  • Report compliant with the PN-EN 15975 standard
  • Confirmatory test after disinfection

ClO₂ disinfection

Chlorine dioxide dosed into the water system. It penetrates biofilm — eliminating bacteria in hard-to-reach sections of pipework.

  • Working concentration 0.2–0.5 mg/l
  • Destruction of biofilm inside pipework
  • No effect on the taste of the water after flushing
  • Inline doser or shock treatment
  • Continuous monitoring available

Regular monitoring

Regular laboratory testing and system inspections. Documentation for Sanepid, the sanitary inspectorate and the property's management.

  • A schedule in line with sanitary inspectorate guidance
  • Sampling by a technician
  • Analysis by GBA Polska (PCA)
  • Full documentation and reports
  • Email alerts / results online
Mandatory testing

Which properties are covered by the obligation?

Under the Regulation of the Minister of Health of 7 December 2017 (Journal of Laws item 2294) and sanitary inspectorate guidance, regular testing for Legionella spp. is required for:

Hotels and guesthouses

Hospitals and clinics

Care and nursing homes

Pools and spas

Workplaces with showers

Housing associations

Warsaw and Mazovia

Legionella removal in Warsaw and the surrounding area

We control Legionella in properties across Warsaw and the whole of Mazovia: hotels, hospitals, care homes, housing associations, swimming pools and workplaces. We work with our own team and provide full documentation recognised by Sanepid and the sanitary inspectorate. We reply the same working day, because with Legionella time matters.

Where we eliminate Legionella

Warsaw (all districts) and the surrounding area: Józefów, Otwock, Legionowo, Sulejówek, Marki, Ząbki, Wołomin, Pruszków and Piaseczno. We also cover the wider Mazovia region and the Łódź, Podlasie and Lublin provinces.

Before you order disinfection

Not sure whether you have a problem? Check symptoms of Legionella infection and the building owner's obligations. The only way to be certain is water testing in an accredited laboratory, which is where we start every job. Do you run a swimming pool, jacuzzi or spa area? Legionella is one of the mandatory parameters in pools that generate aerosol — see pool water testing.
